Adam has bought a very expensive fountain for his backyard. He places it in the middle of the lawn adding gravel and paving stones around it. He also runs a water line to it beneath the ground so the fountain will work in the summer. Finally, Adam builds a slate walkway from his patio to the fountain. After entering into a contract to sell his house, Adam winds up in a dispute with his buyer. The buyer claims the fountain is a fixture because of all the landscaping Adam has done. Adam claims the fountain is easily removable and was expensive so it isn't a fixture and he can take it with him when he moves. Adam is correct.
