Discussion about incurable form of cancer

Problem:

In March of 2012, Trina was diagnosed with an incurable form of cancer. At the time of the diagnosis, Trina resided with her daughter Blanche in a home owned by Trina. When Trina's health began to decline rapidly, Trina and Blanche agreed that Trina should move to a nearby nursing home where Trina could receive the intensive medical care she needed. On the day Trina moved to the nursing home, Trina handed Blanche an envelope and said, "This is my gift to you in appreciation for all you have done for me." The handwritten letter inside the envelope read: 4/20/12 My dear daughter Blanche: I am deeply indebted to you for the constant love, support, and care that you have shown me. Therefore, I hereby transfer my home to you. You shall have the right to live in the home and to determine who shall receive the home upon your death, although I'd prefer that your daughter Allison receive the home if at all possible. I love you, Mom. Trina transferred title to the home to Blanche by a valid deed. Blanche continued to reside in the home for several years. Blanche recently put the home up for sale. Blanche
