Scenario: You are slated to be the Resident Project Representative (RPR) on a commercial building project where the building is being completed in three sections. The project will be being staged in a manner such that the work in one section is started as soon as the same work in the previous section is being completed, with operations being overlapped. (e.g. Installation of the floor slab for the first section is begun as excavation begun on the second section.) The project is budgeted to cost $50 million, and construction is scheduled to take two years.
Question:
The project has just completed the conceptual design phase, and the owner is considering whether or not to continue along the traditional A/E-contractor (i.e. design/bid/build) process. They are particular concerned because they are considering that the commercial market is such that they might need to fast-track the project to be complete in 18 months. Make a recommendation to the owner for how to proceed based on the advantages and disadvantages of the possibilities, and discuss at least two considerations that need to be made regarding the scheduling of the project on this basis (either before or during construction).
