Assignment:
The management of Blackfield Hawaii Corporation was faced with a decision con-cerning the most appropriate type of restaurant for its resort development. The new restaurant must complement the existing resort. Additionally, it should not replicate similar types in the immediate resort area. The new restaurant was planned as a freestanding 150 to 200 seat unit between beach-front hotels, condominium units, and the main highway. There was a divergence of opinion concerning what type of restaurant it should be. Suggestions that had been offered to Bob Cooper, vice president for corporate development, included a moderately priced family res-taurant with all three meals, a deluxe table cloth restaurant, a fast-food restaurant, a lunch and dinner steak and chops restaurant, and a specialty restaurant such as an Italian restaurant.
Coconut Plantation Resort was located on the eastern coast of the island of Kauai, off Highway 56, less than two miles from the largest town, Kapaa, and approximately eight miles from Lihue. The Blackfield Hawaii Corporation, a land development company, specialized in developing commercial and residential properties. The company did not wish to become involved in the operational end of the business but preferred to develop properties for others to lease and operate. The resort complex covered ninety acres of prime resort land with beach front-age. Hotels had been built on fifty acres, These included:
Holiday Inn 311 units
Kauai Beach Boy 243 units
Islander Inn 200 units
The remaining land was designated for condominiums, a shopping center known as the Market Place, two additional hotels, and the independent freestand-ing restaurant under question. The condominiums and hotels were planned to have the following numbers of units:
• Hotels Travelodge (350 to 400) Hawaiian Pacific Resort (297)
• Condominiums Condominium Development (1,180) (50% one-bedroom; 50% two-bedroom) Condominium Development 2 (160) (100% one-bedroom)
