For this week's case analysis, find a potential residential market in your area and analyze your market using the information provided in this week's readings. As part of this assignment, you must provide the following information on their chosen market:
Provide a summary of the area including location. (Colorado, Denver, Lakewood, Littleton, Westminster..... Area)
Analyze the demographics of that area in terms of real estate. This includes average income, home ownership versus rental rates, population, and any other demographic factors (these can be found by accessing local data banks such as housing authorities or city websites).
Determine the market trends in that area that will impact real estate including market supply, consumer demand for the area, and appreciation potential.
Based on the researched data, determine the best real estate plan for this area. Will you find a distressed property and flip it for profit? Or will you find a residential property and use it to rent out to tenants?
