A tenant's fixture can be removed by the tenant when he leaves the property only if:
-it was installed at the tenant's expense and not the landlord's.
-it can be removed without causing damage to the landlord's property.
-the cost of the fixture exceeds a certain maximum cost established by the state.
-the fixture does not in any way add to the value of the landlord's property.
-it is not considered to be a trade, agricultural, or domestic fixture.
